This new 58,000 square foot 4-story office facility resides on the central downtown corridor of Fayetteville. Half of the building is designed to house the business administration sector of the Fayetteville Public Works Commission. The balance is speculative office space. The plumbing design includes more than 110 fixtures. Fire protection design includes a building standpipe system, as well as a computer room FM-200 system. Seven variable air volume air handling units distribute air throughout the building to 80 VAV terminals. The central chilled water system includes (2) 70 ton chillers with redundant primary/secondary pumps. The entire HVAC system is operated by direct digital controls. Electrical design includes lighting, power, fire alarm and tele/data communications raceway. A 125 kW standby generator provides emergency power to several critical office areas.
